Community Notice: The Meadow Vista HOA Monthly Board of Directors Meeting, September 20th, 2010 at 6:45pm MST at the Meadow Vista Clubhouse

IMPORTANT NOTIFICATION

Re: Street Parking

To All Lot Owners,

Due to the numerous complaints filed by property owners to the Association’s Community Manager and the sometimes dangerous conditions created by some residents and/or their guests who park vehicles on the streets, the Board of Directors voted at the Board meeting held on November 17, 2008 to install “NO PARKING” and “TOWING” signage at both entrances of the community and throughout the communities private streets. This action has become necessary as the Association’s governing documents prohibits parking on the streets within the community. The community’s streets are narrow and in the event an emergency vehicle could not gain timely access to a particular location within the community, the Association could be held liable for not enforcing the Association’s governing documents.

All City Towing of Phoenix has been contracted to provide towing services for the Association. All City Towing will conduct random inspections through the community beginning the week of January 19, 2009 and thereafter.

“No Parking and Towing” signs providing the contact information for All City Towing was installed on December 4, 2008 at each entrance to the community as well as throughout the community’s private streets. Please do not tamper with these signs in any way as that would cost the Association additional money to replace them. Anyone seen tampering with these signs will cause the respective Lot Owner(s) to become immediately responsible for the cost of replacing the signs. Effective Monday, January 19, 2009 any vehicle parked on the streets throughout the community will be towed and impounded at the sole expense and risk of the vehicle’s owner. The Association will not assume any liability for any damage or loss of personal items as a result of a vehicle being towed.

The Board of Directors labored long and hard over this decision, but due to the Association’s huge liability exposure, the requirement in the Association’s governing documents and its responsibility to all Association members and their tenants regarding safety, this action became necessary to implement. Street parking permits will be issued on a very limited basis to accommodate residents for special events, such as holidays like Thanksgiving, etc. Further information regarding the street parking permits was discussed at the Board meeting held December 15, 2008. The Board encourages all Lot Owners to attend the monthly Board meetings.

All Lot Owners who rent/lease their Lots are responsible for informing their tenants regarding this notification.
